Get your instant roof replacement estimate

Pick your roof type, outline your roof on the satellite map (or type the square footage if you know it), tell us how steep it is and when you want the work done. Your price shows on screen. No phone call needed.

How your roof price is worked out

Every estimate starts with the size of your roof in roofing squares. One square is 100 square feet of roof surface, and we charge $800 a square for a full replacement. That same rate applies to asphalt shingle, tile and flat roofs.

Then we adjust for slope. A satellite map shows your roof from above, but a pitched roof has more surface than that flat outline, and steep roofs take longer to work on safely. So the estimate adds 5 percent for a low slope, 10 percent for a typical slope (or if you are not sure) and 20 percent for a steep roof.

New customer discounts come off your final written quote after we measure the roof.

What's included in a roof replacement

  • Tear-off and disposal of the old roof
  • Inspection of the roof deck once the old roof is off
  • New underlayment
  • The new roof: shingle, relaid tile or a new flat roof membrane
  • The permit and the city inspection
  • A 10 year workmanship warranty, in writing

The one thing nobody can price from the ground is what sits under the old roof. Dry rot in the deck, fascia or rafter tails is the most common reason a final quote lands above the estimate, and we photograph anything we find so you can see it for yourself.

Shingle, tile and flat roofs

Asphalt shingle replacement

The most common re-roof on San Diego homes. We strip the old shingles, check the deck, lay new underlayment and install a new architectural shingle roof.

Tile roofs: lift and relay

On most tile roofs the tile is fine and it is the underlayment beneath it that has worn out. We lift your existing tile, fit new synthetic heat-resistant underlayment and relay the same tile. Good tile can last for decades more, so this costs far less than a roof of new tile. If the tile itself has failed, we show you why with photos.

Flat roofs in TPO or torch down

For low slope sections, additions and mid century homes. A full membrane replacement, not a coating brushed over a roof that needed replacing.

Title 24 cool roofs

California’s energy code requires a cool roof product on many re-roofs, depending on slope, material and climate zone. Where it applies to your home we quote a compliant product from the start, so it is not a surprise at inspection.

On roofs, we only do full replacements. We do not take on roof repairs, metal roofs or insurance claim work, and our smallest roofing projects start around $7,000.

Roof replacement cost questions

How much does a roof replacement cost in San Diego?

With CA Home Improvement, a full roof replacement is priced at $800 per roofing square (100 square feet of roof), plus 5 to 20 percent for the slope of the roof. A 2,000 square foot roof with a typical slope comes to about $17,600 before new customer discounts. Our smallest projects start around $7,000.

What is a roofing square?

A roofing square is 100 square feet of roof surface. Roofers price by the square, so a 2,000 square foot roof is 20 squares, and at $800 a square that is $16,000 before the slope adjustment.

Is my roof the same size as my house?

Not usually. The roof is measured across its sloped surface and overhangs, so it is often bigger than the floor area of a one storey home and smaller than the floor area of a two storey home. The estimator lets you outline your roof on a satellite map, and the slope question accounts for the extra surface a pitched roof has.

Does a tile roof cost more than a shingle roof?

The instant estimate uses the same $800 per square for asphalt shingle, tile and flat roofs. On most tile roofs the tile is still good and only the underlayment underneath has failed, so we lift the tile, fit new underlayment and relay your own tile. If the tile itself has failed, we show you photos and confirm the price at the free measure.

What is included in the price?

Tear-off of the old roof, new underlayment, the new roof, the permit, the inspection and hauling the old roof away. Damage hidden under the old roof, such as dry rot in the deck, is the most common reason a final quote lands above the estimate.

Is the online estimate a quote?

No. It is an estimate built from your answers. We confirm it with a free on-site measure, and new customer discounts come off the final written quote.

Do you do roof repairs?

No. On roofs we only do full replacements. If your roof has years left and needs a patch, we will tell you so rather than sell you a new roof.

How long does a roof replacement take?

Two to five days is typical for a single family home, depending on size, the roof type and what we find under the old roof.

Can I finance a new roof?

Yes. Financing is available on roof replacements, and we can show you the monthly figure next to the total at the measure.
